Contrary to popular belief, not all tokenized assets are NFTs.



Tokenization is an innovative way to give on-chain value to off-chain assets. This practice predates the NFT landscape, and was originally touted as one of the core use cases for blockchain technology.



But what does tokenization look like in 2026, when $31B in real-world assets are already on-chain and the FDIC has issued guidance on tokenized securities? And how are tokenized assets different from NFTs? The gap between the two is wider than most people expect.



<h2 class="wp-block-heading tablecontent">What is an NFT?</h2>



Non-fungible tokens (NFTs) are a way of giving value to digital works like art, collectibles, music, in-game items, and more. 



They function as a limited supply of an asset that is deployed on a blockchain. Each asset (or token) in the supply has its own value based on its perceived worth.



Unlike cryptocurrencies, NFTs represent digital goods rather than currency. Instead of explorers like Etherscan, we use NFT marketplaces like OpenSea.



Cryptopunks (June 2017) was the first popular NFT collection on the Ethereum blockchain. Each cyberpunk belongs to the same contract under a different ID, each with different values. For example, this contract has a supply (or collection size) of 10,000 NFTs:



Each piece in this collection is worth whatever the owner resells it for, and only if he decides to sell it. 



NFTs are bought either due to their perceived value (digital art), utility, or in anticipation of a later price increase. 



The main NFT use case is proof-of-ownership, which is valuable for creating digital economies in video games, online stores, or Web3 services.



<h2 class="wp-block-heading tablecontent">Native vs. Non-Native Tokenization</h2>



Not all tokenization works the same way. Researchers and industry practitioners now distinguish two broad approaches.



Native tokenization means the asset originates on-chain. There is no off-chain version to reconcile. A tokenized bond issued directly on a blockchain, for example, settles on-chain from day one. No custodian holds a paper certificate somewhere else.



Non-native tokenization wraps an existing off-chain asset in a token. The physical asset or traditional security stays in custody with a bank or depository. The token is a claim on that custody arrangement. This is how most tokenized funds and commodity-backed tokens work today.



Why does this matter? The custody layer introduces counterparty risk that native tokenization avoids. If the custodian fails, the token may not be redeemable. Cross-chain interoperability adds another layer. Standards like xERC20, OFT (Omnichain Fungible Token), and NTT are being developed specifically to allow tokenized assets to move across blockchains without losing their legal or settlement properties.



NFTs sit almost entirely in the native category. The token is the asset. There is no off-chain version of a CryptoPunk sitting in a vault.



<h2 class="wp-block-heading tablecontent">4 Differences Between NFTs and Tokenization</h2>



<h5 class="wp-block-heading">Fungibility</h5>



Fungible assets meet two conditions: they’re interchangeable and indivisible. Each token from the supply has equal value and can be broken down into decimals. 



Every unit of BTC, for example, is worth the same amount. BTC can also be broken down into smaller units, so you don’t need to own an entire bitcoin to hold the asset.



Tokenized assets are fungible. NFTs can be divisible when tokenized, but they’re still non-fungible. Just like NTFs have different rarities within their collections, NFT fragments do too. 



<h5 class="wp-block-heading">Format</h5>



Tokenization involves off-chain assets, especially physical goods and services. This can deliver interesting use cases beyond what is possible with NFTs, which are mostly virtual and based on perceived value. 



Tokenized assets are less speculative, provided they are based on a relatively stable physical asset.



<h5 class="wp-block-heading">Entry Barrier</h5>



Trading tokenized RWAs is no longer as inaccessible as it was in 2021, but it is still more structured than buying an NFT. Platforms like Ondo Finance, Maple, and Centrifuge offer tokenized treasuries, private credit, and real estate products. Most require identity verification and, in many cases, accredited investor status.



NFTs remain simpler to access. OpenSea and similar marketplaces let anyone list or buy within minutes, with no accreditation requirement. The tradeoff is that the open-access model comes with higher fraud risk and no regulatory protection.



For retail users, NFTs are still the lower-friction entry point. For investors seeking regulated, asset-backed exposure, tokenized RWA platforms have matured significantly since 2024.

You may own a blockchain asset, but do you control its value? 



That’s the problem with NFTs that are not backed by utility or real assets. 



In contrast, it’s easier to find intrinsic value in tokenization, as they are digital representations of assets that are already perceived to have value.

A Note on Ownership vs. Exposure



Not all tokenized products give you actual ownership of the underlying asset. <a href="https://www.ishares.com/us/insights/portfolio-insights/what-is-tokenization-exposure-vs-ownership" data-type="link" data-id="https://www.ishares.com/us/insights/portfolio-insights/what-is-tokenization-exposure-vs-ownership">BlackRock&#x27;s iShares published guidance</a> in May 2026 explaining the difference. A tokenized stock or ETF product may give you price exposure without transferring legal title. That means if the issuer fails, you may not have a direct claim on the asset.



Before buying any tokenized financial product, confirm whether you hold direct ownership or structured exposure. The answer changes your redemption rights, your counterparty risk, and how the position is treated under insolvency law.

The answer depends on what you are trying to do.



You are probably looking at NFTs if:

Three questions to ask before you commit:

<li>Is this product regulated? Tokenized securities fall under existing securities law in most jurisdictions. FDIC guidance issued in March 2026 clarifies capital treatment for banks holding tokenized securities.</li>

Neither category is universally better. NFTs win on accessibility and creator utility. Tokenized RWAs win on regulatory clarity, institutional backing, and connection to assets with intrinsic value.



<h2 class="wp-block-heading tablecontent">Where Things Stand</h2>



These two terms are no longer in the same race. NFTs remain the domain of collectors, gamers, and digital artists. Tokenization has become a serious financial infrastructure story.



On-chain tokenized real-world assets surpassed $31B by May 2026, up from $7.8B at the start of 2025. That is a 4x increase in roughly 16 months. Traditional banks and asset managers are now deploying tokenized funds, bonds, private credit, and deposits at scale. Coinbase Research frames RWAs as a third pillar of digital assets, sitting alongside stablecoins and native crypto.



The regulatory picture has also shifted. In March 2026, the FDIC and other U.S. banking agencies issued guidance clarifying how banks must treat tokenized securities for capital purposes. The IMF published a working paper the same year examining how tokenization reshapes settlement, custody, and systemic risk across financial market infrastructure.



NFTs are not dead. Ethereum.org updated its NFT documentation in June 2026 to expand use cases beyond digital art, including real estate and physical goods. But the NFT market&#x27;s speculative phase has cooled, and the projects gaining traction are those with genuine utility: gaming assets with in-game function, event tickets with access rights, and real estate records with legal backing.



Both categories share one foundation: trustless, on-chain proof of ownership. Where they differ is in who is building with them and why.
